Property management in Puglia for owners who live abroad
If your trullo, villa or masseria stands empty for most of the year, property management in Puglia comes down to one thing: somebody competent walks through the house every month and proves it with dated photographs. From €69 a month, with the building company that can also repair whatever it finds.
Monthly inspections with a 30-point checklist and photo report
Emergency repairs within 24-48 hours, winter included
One contact who speaks English, instead of six tradesmen

Care
Full Care
An empty house never stands still. It gets damp, it moves, it fills up.
A leak discovered in July is a building site: plaster to redo, floors to lift, furniture to throw away. The same leak discovered in January is a tube of silicone and half a day's work. That is what property management in Puglia is actually for — noticing things early, while they are still cheap.
Dated photo reports
A written quote before any spend
Why us
We are not an agency: we are the builders.
That is the whole difference. A property manager who finds a crack starts looking for a tradesman. We repair the crack ourselves: our own crews, our own workshop, our own suppliers, building and restoring houses in the Valle d'Itria for thirty years. Property management in Puglia handled by Càntera does not stop at reporting the problem.
What property management in Puglia includes
From the monthly inspection with its photo report to emergency repairs, from key holding to the garden and the pool: one point of contact, one invoice, one company that answers.
How much property management in Puglia costs: 2026 plans
Prices exclude Italian VAT and apply to properties within 20 km of our offices in Martina Franca and Locorotondo. The final figure is confirmed after a free survey that takes size, systems and distance into account.

What we check on every visit
Thirty points, always the same ones. That is what turns a visit into evidence and catches a problem while it is still small.
Buying or renovating
Many of our clients meet us before they own the house: a survey before the purchase, a realistic renovation budget, then the works and finally the management. If you are buying a trullo or a masseria, the same company can follow you from the first visit to the finished house.
If you let the house
We do not list, price or check guests in. We work for you, or alongside your property manager, as the technical team: between stays the house stays efficient and faults are fixed instead of being postponed.
If you inherited it
Houses closed for years, utilities to reconnect, paperwork to sort out, heirs living in different countries: we start with a survey and a written report on the real condition of the building, in English.
How property management in Puglia starts: four steps
In a named safe at our Martina Franca office, identified by a code and never by the address. Every time a key is taken out we record the date, the time and the person. When the contract ends the keys go back to you, or to whoever you nominate, with a signed handover note.
We send you photographs and a written quote the same day. If it is urgent — a water leak, a broken window, a power failure — and it falls within the spending limit you authorised when signing, we deal with it immediately and send you the paperwork afterwards. Above that limit we always wait for your approval.
No. The survey, the contract, the keys and the payments can all be handled remotely. We sign by e-mail, you pay by SEPA bank transfer, and you receive an invoice from an Italian limited company with a VAT number — which also makes the costs easy to account for at home.
No, and we prefer to say so plainly: we do not advertise properties, take bookings or do check-ins. We are the technical partner of the house. We often work alongside the local property managers, who call us when a job needs a real building company rather than a handyman.
Martina Franca, Locorotondo, Cisternino, Alberobello, Ostuni, Ceglie Messapica, Fasano, Monopoli, Polignano a Mare, Conversano and Taranto, plus everything within 20 km of our two offices. For houses further away we look at the number of visits and quote accordingly.
Yes: meter readings, contract changes, connections and disconnections, dealings with the comune and with condominium administrators. We advance payments only up to a limit you set in writing, and every receipt is attached to the monthly report.
Càntera SRL is an Italian building company with public liability insurance, directly employed staff and a valid DURC contributions certificate. That is why foreign owners choose us over an informal caretaker: there is a company behind the service, with an office you are welcome to visit.
We are builders, not tax advisers, so we will not invent advice. What we can do is document the works properly, because maintenance and renovation on an Italian property can qualify for tax relief, and because a documented building history protects the value of the house when you sell it. We work with local accountants who deal with foreign owners every week and can introduce you.
What it is
Property management in Puglia, done by builders.
An annual contract that puts the periodic checks, the planned maintenance and the emergencies of your Italian house in the hands of one company. Nothing more, nothing less: the certainty that somebody who knows buildings really does walk through it, and proves it with photographs.
Why it pays
A house that is looked after keeps its value.
A monitored building does not lose value · A fault seen early costs a fraction · One contact instead of six tradesmen · Dates and photographs always on record · A fixed monthly fee and a quote before any spend · The same company for the house, the garden and the pool
Your house in Puglia, even when you are not in it.
Tell us where the house is, how many weeks a year you use it and what worries you most when it is closed. We will suggest the property management plan that fits, after a free survey and with no obligation. We answer in English, German and Dutch.
